No Planning Permission Needed
Most garden rooms fall within Permitted Development rights, meaning you can build without a full planning application. We handle all the paperwork — from the PD application to the Lawful Development Certificate.
Max 4m height for dual-pitched roof, 3m for flat roof outbuildings
Max 2.5m height if the building is within 2m of a boundary
50% coverage rule — total outbuildings can't cover more than half the garden
Not forward of the principal elevation (front of the house)
